1. Booking & Payment

A reservation is considered confirmed only after receipt of the required payment or deposit. By making a booking, the guest agrees to these Terms & Conditions. Failure to complete payment within the specified timeframe may result in cancellation of the reservation.

2. Security Deposit

A refundable security deposit may be required prior to check-in.

The deposit serves as a safeguard against potential damages, excessive cleaning requirements, or violations of the rental terms. The amount and payment method will be specified in the booking confirmation.

Provided no damages or outstanding charges are identified, the deposit will be refunded within a reasonable period after check-out. Refund processing times may vary depending on the payment provider.

3. Damages & Losses

Guests are responsible for any damages to the property, furnishings, equipment, or facilities caused during their stay, whether by the guest or their visitors.

In the event of damage, loss, or excessive cleaning requirements:

• Repair or replacement costs may be deducted from the security deposit
• Additional charges may apply if costs exceed the deposit amount

Guests are expected to report any accidental damages promptly.

4. Cancellation & Refund Policy

Cancellation policies depend on the rate and booking conditions agreed at the time of reservation. Unless otherwise stated:

• Cancellations within the applicable free cancellation period may be eligible for a refund
• Later cancellations may result in partial or full forfeiture of payments

5. Check-In & Check-Out

Check-in and check-out times are specified in the booking confirmation. Early check-in or late check-out requests are subject to availability and may incur additional charges.

6. Use of Property

The villa is provided for residential accommodation purposes only. Guests agree to:

• Respect the property and its contents
• Comply with local laws and regulations
• Avoid excessive noise or disturbance
• Not exceed the maximum occupancy

Parties, events, or commercial activities are not permitted unless explicitly approved.

7. Utilities & Services

Included services and utilities may vary depending on the rental agreement.

Excessive utility consumption may be subject to additional charges where applicable.

8. Liability Disclaimer

Guests are responsible for their personal belongings during their stay.

The property owner or management shall not be held liable for:

• Loss or damage of personal items
• Accidents or injuries occurring on the premises
• Circumstances beyond reasonable control

9. Force Majeure

The owner shall not be liable for failure to perform obligations due to events beyond reasonable control, including but not limited to natural disasters, government restrictions, or infrastructure disruptions.

10. Governing Law

These Terms & Conditions are governed by the laws of the Republic of Indonesia.

11. Acceptance of Terms

By confirming a booking and/or occupying the property, guests acknowledge and accept these Terms & Conditions.
